Nobody notices maintenance done well. They notice the week it is skipped.

An office campus is judged on its grounds by everyone who visits it, and the standard has to hold through a South Florida summer when growth roughly doubles.

What we did

The property runs on a fixed visit schedule rather than being cut when it looks long. Mowing follows a pattern that keeps the turf standing up, edges along the walks and beds are re-cut every visit, and hedges are trimmed to hold their line without being shaved back to bare wood.

Beds are weeded before anything sets seed, and clippings and debris are cleared rather than blown into planting beds where they build up against the plants.

Afterwards

Visit frequency tightens through the wet months and eases off in the dry season. The point of the schedule is that the property never drops below its standard and then has to be brought back up.
